Mill Creek, Oswego, Illinois (Affordable Family)

Mil Street Station is a 63-unit, new construction two-story townhome development for families located in Oswego, Illinois. The project is  fourteen (14) buildings consisting of 2, 3, and 4 BR units in a family-friendly environment.
Adjacent are five (5) buildings with twenty-one (21) townhome units, which were sold in the mid- 2000s. The project includes thirty-three (33) 2BR units, twenty-one (21) 3BR units and nine (9) 4BR units. One of the 2BR units is reserved for the resident manager unit.
Mill Street Station was only partially sold when the construction lender took ownership of the site in 2009. The entire eighty-four (84) units (existing and new) are currently covered by a single homeowner’s association (HOA). The 63-unit rental development and current 21 townhomes are separate into two distinct HOAs, concurrent with the finance closing.
All units will be affordable to Kendall County families.
The site is located near many relevant amenities. Within a mile is a grocery store, pharmacy, public library, banks, health clinic and houses of worship. Most notably, there are several public parks within the vicinity. The schools have test scores significantly above the state averages, as detailed below. Attached is a list detailing the various amenities which are located near the project.
Wolverine Drive and Bucktail Drive (owned by the Village) have been paved but will be required to have a finish coat of asphalt. Sidewalks and comprehensive landscaping is incorporated into the scope of work, including a tot lot at the center of the site directly behind the management office. A community space, located on the first floor of the resident manager’s unit, includes a management office, fitness room and multi-purpose room.
