Gardenier Place-East Dundee, Illinois (Affordable Housing Family)

Thomas Place – East Dundee Senior Apartments is a proposed mixed-income, 80-unit, new construction three-story elevator development for seniors 55 and older to be located in East Dundee, Illinois. The project will consist of 80 one- and two-bedroom units of which 70 will be affordable to seniors.
This project is being designed specifically for the aging population and the building design allows for an abundance of social space. The first floor will include approximately 14,000 sf of community spaces, including the main lobby that will have couches and tables, a dining room with kitchen, two sitting areas, doors that open onto the outdoor green area with a gazebo, a nurse’s office, a banker’s office, and an exercise room with equipment appropriate for the 55 and over population. The second floor includes over 11,000 sf of common area with two sitting areas, a library, a multi-media room, and a beauty salon. The third floor includes a computer room and games and craft room. Each spacious unit will have an outdoor balcony, will have wireless internet, and be cable ready. All kitchen appliances will all be energy star rated and include refrigerator/freezer, microwave, electric range/oven, and dishwasher. The units will have vinyl or laminate flooring in the kitchen and bathroom and wall-to-wall carpet in the living and bedrooms.
The Primary Market Area has experienced high growth in the past years and is expected to continue to grow at a steady rate. Further, the supply of affordable senior housing is very limited. A market study  demonstrates that between 2010 and 2015 in the PMA, growth in households age 65 and older is projected at 27.4%, with 18% growth in the 55-64 age cohorts.
In the SMA, the number of households age 65 and older will increase by nearly 20%, with a gain of 15% in the 55-64 age range. Only including households 65 and older, the project needs to capture less than 4% of eligible low-income and 0.2% of higher income households in the PMA. Once Thomas Place – East Dundee is constructed, the overall penetration of senior affordable housing in the PMA will be less than 9% in 2015.
The proposed site is well-suited for senior housing as amenities surrounding the site are quite ample. For example, Wal Mart (0.50 mile from site) is within walking distance and offers everything a senior might need in terms of daily living – a pharmacy, soft goods, and grocery items. The development will also fit nicely into the fabric of the neighborhood.

Access to two Pace Bus Routes within a half mile will allow residents the ease of going place to place. The surrounding residential and commercial allows for a generous mix of service and creates a sense of place in which the senior residents may be a part of a neighborhood and have the ability to complete daily service needs within a neighborhood business district.
